Recap of January 2017 Sales & A Review of 2016

The Oakville resale market recorded 123 sales in January, down slightly by 2.4% versus the 126 units sold in January 2016. Unless the low inventory situation changes we can expect this volume trend to continue. Record high resale prices should eventually lure more sellers onto the market and sellers will likely want to get an early jump on the spring market given these favorable conditions.

The November Market in Bronte Condos

According to figures released by The Oakville, Milton and District Real Estate Board, the number of all property sales processed through the OMDREB MLS® system increased by 2.83 per cent in November compared to the same period in 2015. Monthly property sales totaled 655 compared to 637 in November 2015.

The number of new property listings saw an increase of 0.36 per cent, from 828 in November 2015 to 831 in 2016. The increase in number in sales and property listings is encouraging.

Oakville’s median residential sale price for the month of November was $1,068,925, an increase of 38.46 per cent from $772,000 compared to November 2015. The average sale price in Oakville in November 2016 was $1,217,388, up an incredible 47.26% over November 2015.  The average sale price in Oakville year to date is $1,064,358, a 26.94% increase over last year.

October Market Update

Demand at the Ennisclare & Ennisclare II on the Lake condos, with their spacious units, well-maintained buildings and grounds, and a reputation for encouraging an active adult lifestyle, remains incredibly strong. Unit prices have significantly increased over the past year and continue on that trend. As the autumn market comes to a close, we anticipate continued demand for units in Ennisclare.

Looking at Oakville as a whole, the average price of a resale home sold through the Oakville-Milton MLS® system in October was $1,133,495 up 34.41% over last year. On a year to date basis, the average price was $1,054,423 up 25.63% over last year. The median sale price in October was $995,000 which was up by 33.56% over last October. 

The Oakville resale market recorded 269 sales through the Oakville-Milton MLS® system in October, up by 7.17% versus the 251 units sold in October 2015. Year-to date sales remain up over last year by 7.67% (2,991 units versus 2,778 units last year).

The real estate market in Oakville continues to be very strong with a lot of demand from buyers to live in our great community.

August & September Market Update

We received an incredible amount of interest in our listing at #1702-2180 Marine Drive which sold in one day over the list price. We are seeing a high demand for condos in the prestigious and sought after Ennisclare buildings. 

The average price of an Oakville resale home sold through the Oakville-Milton MLS® system in September was $1,118,572, up by an outstanding 38.8% over last year in September. On a year to-date basis (January through September), the average price of an Oakville home (all property types) is $1,047,119, up by a remarkable 24.8% versus last year.

July Market Recap

The first 6 months of this year has been quite exceptional for real estate. As you have all read and heard in the news, prices have increased significantly over last year. With people selling detached homes and down-sizing we have seen an increase in demand for condos, specifically in the Bronte area. It’s a great time for condo owners that are thinking of selling and moving as the selling price for condos is increasing.

The average price of an Oakville resale home sold through the Oakville-Milton MLS® system in July was $1,049,190 - up 23.2% versus the $851,674 average price in July 2015. Oakville resale prices are still vastly ahead of last year.

The June Market

The average price of an Oakville resale home sold through the Oakville-Milton MLS® system in June was $1,075,178 - up by 33.6% versus the $804,708 average price recorded in June 2015. This marked the sixth consecutive month in which a new all-time high resale price was established. The median price in June was $925,000 – up by 28.5% versus the June 2015 median price of $720,000.

It's been a busy spring market! We've seen significant increases in the average prices of resale homes in Oakville. In the month of May, the average price of an Oakville home sold through the Oakville-Milton District Real Estate Board was $1,051,881 - up by 23.9% versus the $848,829 average price in May.
